AVAILABLE Here is my analysis with the link to my report below: Simple $ per sq ft analysis is be tween $50-$65 per sq ft in nearby homes. There is not a 1:1 comp but either via size, location or what I would recommend as the end product of a flip, quality wise. That range puts the ARV between $130,000-$165,000. I would recommend an ARV listing of around $150,000-$170,000 based on what the house uniquely offers: 4 solid bedrooms, very large master bedroom, 3 common living spaces, 2 additional rooms that would serve as offices or bedrooms, large 2 car garage and corner lot. The street it sits on is very well maintained. 2 of the sold comps I would point out are: 828 2nd Ave N - Sold as is for $119,000 ($50 per sq ft), 2300 sq ft home with 3 beds and 2 baths 124 Tuscaloosa Ave - Sold renovated for $91,000 ($65 per sq ft) 1410 sq ft, fully renovated.
